What are your fees for drawing and plan submission?

Our fees depend on project size (sqm). We provide a fixed quote covering site visit, drawings, and submissions.

What is the difference between your council admin fee and the council scrutiny fee?

Our Admin Fee: Covers our time filling out council documents, managing and tracking your application.

Council Scrutiny Fee: Direct fee paid to the municipality for plan approval.

Do you charge a site-visit fee?

Initial consultations are complimentary within the local area (Blouberg / Table View). Detailed site measurements are included in our main quote.

We would like to build a Second Dwelling / Cottage. Can you assist us?

Yes. We handle design, zoning compliance, and municipal plan submissions for a second dwelling.

What information do you need to get my project started?

Your property address, Erf number, Title Deed, and existing approved plans (if you have them).

What do I need to provide for final council submission?

Signed municipal application forms, a copy of the owner’s ID, Title Deed, and a signed Power of Attorney form allowing us to submit on your behalf.

Can you source my latest approved plans from the Council?

Yes. We can log a formal archive request with the municipality to retrieve your existing approved drawings for a small admin fee.

Can I submit plans for a property I am still in the process of buying?

Yes. We can start the design phase immediately with current owner consent or a letter of approval from your conveyancing attorney.

What is a municipal departure?

A formal application submitted to the municipality to relax standard zoning bylaws—such as building closer to boundary lines or exceeding standard height limits.

Are building lines the same for the main house and a garage?

Not always. While main dwellings require standard setbacks, garages often qualify for specific municipal exemptions allowing them to sit closer to (or directly on) boundary lines.
